Average Long-Term Mortgage Rises to 6.94 Percent in Fourth Consecutive Weekly Increase

On Thursday, the average long-term mortgage rate in the United States rose for the fourth week in a row, in a setback for Americans looking to potentially buy a home in the traditional homebuying season of spring.

According to ABC News, mortgage buyer Freddie Mac announced that the average rate on a 30-year mortgage rose from 6.90% to 6.94%. Although this is slightly less than the recent high of 6.95% in December, it is still higher than what it was at the same time one year ago, when the average rate was 6.65%.

The commercial real estate sector is facing the possibility of a substantial number of bankruptcies that could ultimately hamper economic recovery and threaten the wounded banking industry, according to experts who spoke to the Daily Caller News Foundation.

Overall 30 day+ delinquencies on commercial mortgage-backed securities (CMBS), meaning the number of borrowers for commercial properties that failed to make a required payment in at least the last 30 days, increased from 2.96 percent from one year ago to 4.63 percent as of October, according to a report from market research group Trepp. The delinquencies are indicative of danger in the commercial real estate sector, as they indicate that many of those could become bankruptcies, threatening an already hurting banking industry and exacerbating any economic downturn, according to experts who spoke to the DCNF.

Home Sales Decline to 2008 Levels as Record Mortgage Rates Take Their Toll

The U.S. real estate market is on track to sell the least number of homes since 2008, when Americans were engulfed in the subprime mortgage crisis and the Great Recession, according to The Wall Street Journal.

The number of total existing-home sales is projected to reach only 4.1 million by the end of 2023, the lowest since around 2008, when the world was embroiled in a global financial crisis, despite a higher U.S. population, according to the WSJ. Mortgage rates are currently at their highest point since the year 2000, with the 30-year fixed-rate mortgage averaging 7.57 percent, bringing purchasing demands for housing to a three-decade low, according to Freddie Mac.

Senators Push Back Against Federal Rule Raising Mortgage Fees for Some with Good Credit

A group of Republican Senators have introduced the Middle Class Borrower Protection Act, legislation that would overturn a new federal rule that charges higher fees to certain home buyers with good credit and lower fees for buyers with worse credit.

“The average American has a credit score over 716,” said Sen. Mike Braun, R-Ind, who is helping lead the effort. “The Biden administration is making home ownership more difficult for everyday Americans by raising rates for most people with a credit score over 680 to subsidize riskier borrowers.”

Tennessee’s Blackburn and Green Take Biden to Task for 20-Year Mortgage-Rate High

Republican federal legislators from Tennessee blasted the Biden administration yesterday in light of the news that mortgage-interest rates have reached a two-decade high. 

Government-sponsored mortgage corporation Freddie Mac reported this week that the 30-year fixed-rate mortgage — the option most homebuyers choose — hit 7.08 percent, exceeding seven percent for the first time since Spring 2002. The rate was 6.94 percent last week.

Housing costs in Pennsylvania are rising, but the General Assembly has not prioritized the expansion of housing supply as an area of concern. As rents and housing prices rise across the Commonwealth, inaction now could cause pain in the near future.

Housing prices statewide rose by 14% from 2020 to 2021, as The Center Square previously reported, and in central Pennsylvania, apartment rents have increased 40% since 2017. Rents in Philadelphia increased almost 10% in 2021. The Lehigh Valley has had similar pressures, with one-third of households spending at least 30% of their income on rent or mortgages.

Commentary: Real Estate Scams Are on the Rise as the Housing Market Remains Hot

When Jeff, a retired marketing consultant from Chicago, was closing on his home sale, he received a new set of instructions at the last minute on where to send several thousand dollars in closing expenses. At first blush, the email looked legit with an official-looking logo and professional language specifying the amount owed and itemized expenses. But one thing caught his eye: The email address looked strange. Just to be safe, he called his mortgage broker.

“Don’t do that!” his broker told him in an alarmed voice. It was a scam. If he hit “send,” his closing fees would go to a thief who had been monitoring his emails. “I was a keystroke away from losing thousands of dollars,” Jeff recalled.

As the housing market sizzles across the country – with nearly 6 million homes bought last year – scammers have been finding new ways to tap into this once-secure market. Real estate transactions still demand reams of paperwork and regulations involving lawyers, brokers, title insurance companies and banks, but the fact that much of this work now takes place online gives thieves countless opportunities to exploit vulnerable buyers. Last year, more than 11,000 homeowners were scammed out of more than $220 million in closing funds alone, according to the American Land and Title Association, a trade group that represents professionals who perform property transactions.

Housing Inventory Remains Sharply Down, Fueling Months-Long, White-Hot Real Estate Market

Housing inventory in the U.S. remains significantly low, driving a white-hot market in which buyers continue to resort to aggressive buying tactics such as inspection-free transfers and hugely inflated offering prices.

Data from the Federal Reserve show housing inventory began declining last summer before dropping sharply in October. From over 1,550,000 units in May of last year, the Fed says stock has dropped to just above 1,000,000.

Minnesota’s State and National Dems Want to Cancel Rent and Mortgage Payments

  An executive order from Gov. Tim Walz bans evictions, foreclosures, and lease terminations for the duration of the state’s peacetime emergency, but one Democratic lawmaker wants to take things a step further. State Sen. Jeff Hayden (DFL-Minneapolis) recently called for a “rent and mortgage moratorium” in Minnesota, an idea championed by Rep. Ilhan Omar (D-MN-05) in the U.S. Congress. “Every Minnesotan deserves to have a safe, reliable place to call home. Right now, communities across the state are facing loss of income and increasingly exacerbated economic hardships during this public health emergency, while their rent and mortgage obligations continue to pile up,” he said in a statement. Without the “suspension of these payments,” the state will continue to see “devastating consequences both during this public-health emergency and after,” according to Hayden. “Our priority should be to provide the immediate relief Minnesotans so greatly need in a timely manner, and that includes a moratorium on rent and mortgage payments,” he concluded. The Minnesota House is currently considering a bill that would appropriate $100 million from the general fund for housing assistance grants.
